Before anything is scraped: the asbestos question
Popcorn ceilings installed before the 1980s can contain asbestos. If your home is from that era and the ceiling has never been tested, have it tested first. It is a simple lab test and an important safety step. Call us and we’ll walk you through it.
What the job actually involves
- Protection. Floors, walls, and furniture are covered before any scraping starts. Most of the mess people fear comes from skipping this.
- Scraping. The popcorn texture is removed without gouging the drywall underneath.
- Tape and bed. Scraping exposes the original drywall seams. Taping and bedding them gives a flat, sound ceiling. Skip this and the old seams show through the new finish in daylight.
- Your new finish. Smooth for the cleanest modern look, or orange peel or knockdown to hide minor imperfections and match your walls.
- Paint. A fresh coat of ceiling paint, done by the same crew.
- Cleanup. Dust controlled during the work and cleaned up after. Customers often tell us they were surprised how tidy it was.
What changes the cost
- Square footage. The biggest factor. One bedroom and a whole first floor are different weeks.
- Ceiling height. Vaulted and two-story ceilings need scaffolding.
- Painted popcorn. If the popcorn was painted at some point, it does not soften and scrape as easily. This is the most common surprise.
- The finish you choose. A Level 5 smooth finish takes more coats and more sanding than orange peel.
- Furniture. Empty rooms go faster than full ones.
